The Development of the Little Forest Hills Neighborhood
Little Forest Hills is bounded by Garland Road, Old Gate Lane Casa Linda Estates, and Lakeland Drive, and Forest Hills. The development of White Rock Lake in 1910 prompted the development of Forest Hills and Little Forest Hills. Little Forest Hills began to flourish with an increase of new frame cottages built in the 1930s and 1940s.
The neighborhood’s collection of wood-framed 1930s and 40s homes were originally recreational lake houses and hunting cabins. At the time this area was considered the outskirts of town.
The 1980s and 90s saw an influx of artists attracted to the relative affordability of the homes and the proximity to the lake. The neighborhood soon mirrored its residents whose talent manifested in the colorful landscaping and creative ornamentation. In recent years the neighborhood has experienced gentrification as more affluent professionals have renovated and expanded the smaller homes.
Like many of the homes being built during this same period, on East Lake Highlands overlooking White Rock Lake, these Little Forest Hills homes were often second homes or fishing cabins. In the 1970s and 1980s, artists, writers, and architects moved in and homes were renovated. In the 21st century, renovation, expansion, and new construction replacing the original homes created a dramatic evolution for Little Forest Hills.
Dallas Arboretum in Little Forest Hills
Little Forest Hills has a very active neighborhood association that sponsors activities like the 3k fun run, a 4th of July parade, a White Rock Lake adopt-a-shoreline group who clean up a section of the lake shoreline once a month; the Fix-it folks who help the elderly or infirm residents with projects they need done to their homes; and a yearly garden tour and plant sale once a year in conjunction with other White Rock Lake neighborhoods.
If you want to live in a neighborhood where you will be invited to join in the fun and get to know your neighbors, then Little Forest Hills is for you. Little Forest Hills is less than a half mile from White Rock Lake, Casa Linda shopping and restaurants, and 3 miles from the Dallas central business district.
The Dallas Arboretum has made a large positive impact on these neighborhoods east of White Rock Lake. Especially since the pandemic, many homeowners in the closer-in Old East Dallas neighborhoods, like the M Streets, have moved to Forest Hills and Little Forest Hills to have a home on a larger lot and be more immersed in nature.
